Landlords want EICRs, homeowners want EV chargers and someone always needs an emergency callout. Curatum.ai drafts replies with your prices, service area and availability while you are on site, ready to check and send between jobs.
You choose which of these get a drafted reply. Everything else stays in your inbox untouched.
“I need EICRs for three rental flats in Leicester. What do you charge?”
“Can you fit a car charger on the front of the house?”
“Our fuse box is very old. Do we need a new consumer unit?”
“Half the sockets in the kitchen have stopped working. Can someone come today?”
“Do you do PAT testing for offices?”
The draft uses the business’s own prices and policies, in its own tone, and leaves the judgement calls to a person.
EICRs for rental properties
Hi, I’m a landlord with three flats in Leicester (two 1-beds and a 2-bed), all due EICRs next month. What do you charge and how quickly can you do them?
Steve
Hi Steve,
Thanks for getting in touch. We do a lot of landlord EICRs across Leicester. Our price is £140 per flat for up to two bedrooms, and £160 for three bedrooms, so for your three flats it would be £420.
We can usually test within a week of booking, and you get the certificates by email within 48 hours. If any remedial work is needed, we will send a separate quote before doing anything.
If you send the addresses and how we get access, I will get them booked in.
Thanks, Ali Kestrel Electrical

Drafts use prices you have published, such as EICRs per property. For anything else, a house rule can make them offer a visit or quote.
Drafts do not commit to a time. You confirm availability before you send.
Drafts can explain your process, but what needs fixing is your judgement on site.
Drafts wait in your Drafts folder until you press send.
Write standing instructions once and every draft follows them. Some examples:
If you always explain the same thing, such as what happens if an EICR fails or how you handle access with tenants, Curatum.ai learns it from your sent replies and uses it in future drafts.
Drafts appear in the Drafts folder of the inbox you already use. No plugin, no new app.

Drafts work from what each email says, so a landlord asking about several flats gets a reply that covers all of them using your prices.
Not yet. Curatum.ai does not connect to booking or practice management software. Drafts can share your booking link, ask for preferred times or ask the customer to call, and you confirm the booking yourself.
Yes. Drafts are normal email drafts, so you can edit and send them from your phone’s email app.
